The project is located on the edge of the South Downs conservation area with views over Devils Dyke.
The work entailed the complete internal strip out of the existing building, construction of a two-storey side extension, removal of the existing roof to form a second-floor games room which extended over the new side extension. All to create a five bedroom 4 bathroom private dwelling.
Project Duration: 12 Months plus 3 months tender negotiation period
Iconic was instructed as Project Manager and Contract Administrator (JCT Intermediate with Contractors Design portion) from the point where contractor tenders had been received.
Our brief included: Principle Designer under CDM,
Tender analysis, Contractor interview and appointment.
Project Supervision throughout the works with specific emphasis on Contract administration and quality control.
Interim Valuations, variations and Final account.
Although an additional cost, I felt it was value for money, support & guidance, a soundboard for technical advice, problem-solving, contract knowledge, provided space between me and my builder contractor, helped broker negotiations. checked all prices for peace of mind.
